Here's how to separate the specialists from the generalists — and the legitimate operators from the ones who'll take your deposit and disappear.
7 Questions to Ask Every Contractor
"Are you insured and do you pull permits?"
Texas does not require a general contractor license, but every legitimate outdoor kitchen builder should carry general liability insurance and workers' comp, and should pull permits for all electrical, plumbing, and gas work. Ask for their certificate of insurance and confirm they handle permitting.
"Can I see photos of outdoor kitchens you've built in the last 12 months?"
Not a portfolio from 5 years ago — recent work. Styles and materials evolve. You want to see what they're building now.
"What brands of appliances do you work with?"
Contractors who only work with one brand may be limited by distributor relationships, not by what's best for your project. You want someone who can source Bull, Alfresco, Viking, and True.
"What's your frame construction method?"
The correct answer is concrete block (CMU) or steel stud with cement board. If they say wood framing, walk away.
"Do you pull permits?"
In Austin and most Hill Country cities, outdoor kitchens with gas lines require permits. Contractors who skip permits are cutting corners and leaving you with liability.
"What does your warranty cover and for how long?"
A reputable contractor stands behind their work. Get the warranty in writing. Labor and materials should both be covered.
"Who does the actual construction — your employees or subcontractors?"
There's nothing wrong with subs, but you should know who's on your property and whether the GC is on-site supervising.

- No physical address or business presence
- Pressures you to sign same-day
- Gives a quote without visiting your property
- Recommends wood framing
- No written contract or scope of work
- No references or only anonymous reviews
What a Legitimate Proposal Looks Like
A professional outdoor kitchen contractor should provide a written proposal that includes: a detailed scope of work (frame material, countertop material, appliance brands and model numbers), a payment schedule tied to project milestones (not arbitrary dates), a timeline with start and estimated completion dates, and a written warranty.
If a contractor gives you a one-line quote with a total price and no detail, that's not a proposal — it's a number to get you to sign. You have no protection when scope disputes arise, and they will.
The Payment Schedule Question
Standard payment structure for an outdoor kitchen project: 30–40% deposit at contract signing, 30–40% at structural completion (frame and countertop), and the final 20–30% at project completion. Any contractor asking for 50%+ upfront is a risk.
Never pay the final payment until the project is complete and you've walked through it with the contractor. Punch list items should be resolved before final payment is released.
